Kori Construction has been appointed to deliver a new fifty-unit extra care retirement living community on the site of a former police station on Chiswick High Road, marking a significant addition to the company’s growing London portfolio.
The appointment reinforces Kori’s expanding presence in London, where the Chiswick scheme will sit alongside ongoing developments in Highgate, Hampton, Hampton Court and Mitcham. It also marks the fourth project delivered with Birchgrove, following schemes in Leatherhead and Banstead and the ongoing development at Hampton Court, making this one of Kori’s most established partnerships in the later living sector.
Kori will transform the former police station into high-quality one and two-bed self-contained apartments for rent. Residents will benefit from a restaurant, bar, community space, dedicated wellness suite and a landscaped courtyard garden.
The scheme has been designed to serve the wider community as well as its residents. A ground floor space will be available for local groups, charities and individuals to hire, doubling as a venue for police resident meetings, while a separate dedicated facilities space will re-establish a police base following the station’s closure.
Set within the Chiswick Conservation Area and fronting the popular Chiswick Flower Market, the development occupies a prominent corner site giving residents easy access to the area’s cafes and shops, alongside Chiswick’s parks, transport links, independent shops and restaurants.
Sustainability is central to the design, with the development achieving a 100% betterment on biodiversity through new tree planting, landscaping, green roofs and winter gardens. This delivers a saving of 38.1 tonnes of CO2 per annum, a 77% reduction that significantly exceeds the 35% and 50% requirements set out in Part L and the London Plan benchmark respectively.
The project will also deliver substantial social and economic impact through Kori’s social value action plan, projected to generate £23,796,829 in social value through commitments to local hiring, regional supplier engagement, apprenticeships and training opportunities for young people, and support for local community initiatives and engagement programmes.

Works are expected to start on site next month, with completion in Winter 2028.
