Kori Construction to Restore Banstead Place into Luxury Retirement Living Apartments

Projects

Kori Construction has been appointed to transform Banstead Place into a landmark development featuring 54 luxurious, self-contained later-living apartments for Birchgrove, a leading retirement living developer.

The project will blend the meticulous restoration of a Grade II listed Georgian Manor House with the construction of new residences, creating a new community within the 4.4-acre estate in Surrey. The one- and two-bedroom apartments will be surrounded by beautifully landscaped gardens, a restored pear orchard, and an arboretum, offering an idyllic setting for retirement living.

As part of the restoration, the Georgian Manor House will be repurposed to host unparalleled communal facilities, including a restaurant, orangery, drawing room, licensed bar, and wellness suite. The development features 11 apartments within the restored listed buildings and 43 newly constructed residences in the style of ‘alms houses’ which allow each resident to have their own front door and garden.

Each apartment is thoughtfully designed to support independent living, incorporating future-focused layouts, barrier-free access, and design features to meet the evolving needs of residents in later life.

This is the second partnership between Kori Construction and Birchgrove. The two companies are also collaborating on the delivery of Birchgrove’s Epsom Road development in Leatherhead, which will feature 62 retirement living apartments across three blocks, complete with a basement car park.

“We’re thrilled to be partnering with Birchgrove on this landmark project in Surrey,” said Jordan Connachie, Managing Director of Kori Construction.

“Banstead Place presents a unique challenge, and we’re excited to undertake this important heritage and restoration scheme. It’s an honour to work on such a significant site with deep historical and architectural value.”

“This project reflects our dedication to creating exceptional later-living environments that cater to both the physical and emotional well-being of residents.

“Beyond the buildings themselves, we’re thrilled to be able to generate real social and economic value within the local community through our social value action plan.”

The project is committed to creating social and economic value within the local community through Kori Construction’s social value action plan delivering £4,262,305 of social value, ensuring that the economic benefits of the project are felt throughout the region.

This will be accomplished through initiatives such as hiring locally, engaging with local suppliers, and offering apprenticeships and training opportunities to young people.

“Banstead Place will combine historic charm with modern comforts that will offer our residents the very best in independent living. We’re thrilled to partner with Kori Construction to complete this build and look forward to opening the doors to what will become our flagship development.” said Birchgrove’s, Russell Beresford, Development Director.

Birchgrove’s unique rental model ensures flexibility and accessibility for residents, setting it apart from most other assisted living developments in the UK.
