Kori Construction appointed to deliver new Science Creates Deep Tech incubator in Bristol

Kori Construction has been appointed by Science Creates to transform an existing industrial unit into a cutting-edge incubator for Deep Tech startups. Known as OMX, the project will see the creation of a 30,000 sq ft, high-specification laboratory and office facility, designed to accelerate breakthrough Deep Tech innovation, from life sciences to quantum and engineering.

Located in close proximity to the Temple Quarter Enterprise Campus in Bristol, the new facility will feature CL2-ready laboratories, private office spaces, co-working desks, meeting rooms, and social areas. OMX will expand the Science Creates footprint by 65%, offering the infrastructure and support needed by early-stage Deep Tech companies to scale ideas from concept to real-world application.

This project marks the second collaboration between Science Creates and Kori Construction, following the successful delivery of its Old Market incubator in 2021, located across the road from OMX. Developed in partnership with the University of Bristol and Research England, the completion of this new site (scheduled for Q1 2026) aims to further strengthen the city’s position as a leading hub for Deep Tech and life sciences innovation.

The build involves the partial demolition of existing structures within the industrial unit and construction of a new mezzanine level above the existing warehouse floor to increase usable area and accommodate laboratory and office functions.

The internal fit-out will include new partitions using a light gauge structural framing system, and the front elevation façade will be fully replaced, giving the building a refreshed appearance in line with its new purpose.

A key element of the project, however, is the installation of a complex array of building services, specifically designed to support the operational demands of high-performance laboratory spaces.

The appointment continues Kori Construction’s growing presence in the life sciences sector, building on the company’s proven ability to deliver complex laboratory environments to exacting technical standards.
