Kori Construction and Cinnamon Care Collection to Begin Work on Second Care Home Project

Projects

Kori Construction has been appointed by Cinnamon Care Collection to deliver a landmark £17 million care home development on Station Road, in Hampton. The project will transform the site of a Victorian former police station into a 75-bed care home with eight care suites.

Works will involve the demolition of an existing warehouse and the creation of a new care facility behind the carefully preserved façade of the historic police station. The scheme also features basement construction, undercroft car parking and a glazed two-storey link building. Communal gardens at lower ground level, a communal roof terrace at second floor, and a central courtyard with a large green wall will ensure that all residents have access to outside space.

Key architectural features, including the façade and distinctive bull’s eye window, will be retained and integrated into the new design. The building will use traditional materials such as facing brickwork with stone detailing, rendered plinths, and slate roofs to match the new care home to its surroundings.

Sustainability and energy efficiency are at the core of the design, with insulation standards exceeding Building Regulations. The building form, fabric, and services will be designed to minimise energy use while creating comfortable, modern living environments for residents.

The development will also deliver significant social and economic benefits through Kori Construction’s Social Value Action Plan, which is set to generate £4,997,045 in social value. This includes a commitment to hire locally and engage with regional suppliers, offer apprenticeships and training opportunities to young people, and support community engagement initiatives.

Jordan Connachie, Managing Director of Kori Construction, said:

“This landmark development combines basement construction with the careful preservation of the existing façade, alongside sensitive works adjacent to the historic police station. Our goal is to create a care home that respects its heritage setting while providing contemporary, comfortable living spaces that enrich the lives of residents and the wider community.

Beyond the construction itself, our Social Value Action Plan will bring lasting benefits through local job creation, skills development, and meaningful community engagement. We’re excited to bring this vision to life and to continue supporting Cinnamon Care Collection in delivering exceptional care environments.”

The scheme is the second collaboration between the two organisations and follows Kori Construction’s ongoing delivery of Cinnamon Care Collection’s Uppingham Road, Thurnby scheme.

Work will begin in September 2025, with completion expected by the end of 2027.
